上海楼市的豪宅"日光"还在延续。 5月21日,位于上海黄浦区的上海壹号院三批次迎来线下开盘,当日实现销售额40.25亿元,6 4套房源全部售罄。 而房企此前公开披露的信息显示,5月10日,陆家嘴太古源·源邸开盘入市,当日只剩两套;紧接着,均价19.5万元/平方米、被称为"全国单价地王"的绿城 潮鸣东方开盘即宣告售罄;5月12日,上述上海壹号院结束认购,认筹率超过267%,是今年黄浦区首个触发积分制的项目。 公开信息显示,上海壹号院于去年8月首次开盘,33套房源当日售罄。今年1月第二批次开盘,当日去化率超96%。此次三批次"日光"后,该项目年内累计 销售额108.71亿元,成为2025年全国首个单盘破百亿元的项目。 徐汇区的绿城潮鸣东方,单套总价5500万元~1.5亿元,191组认购买家中,约30%的身份证号位于上海地区,其余身份证号位于上海以外地区。陆家嘴太 古源·源邸的118组有效认购买家中,持上海身份证的买家约26组,仅占到总客户量的约22%,其余来自浙江、江苏及其他区域。 此次三批次推出6 4套房源,主力户型面积约300~350平方米。另有两套房源面积约6 42平方米以及1010平方米,均价18.5万元 ...

南沙区二手住宅交易数据新鲜出炉!4月南沙区二手住宅整体(中介促成+自行交易)网签面积为6.78万 平方米,同比大幅增长37.20%;网签宗数为569宗,同比大幅增长37.77%。 十大活跃楼盘方面,越秀滨海新城继续保持第一名的位置,网签19宗。不过环比是下跌了,而南沙碧桂 园则涨了不少,冲到第二名,网签也是19宗。滨海珺城也是热度回归,网签16宗排在第三名;最意外的 应该是中交·蓝色海湾了,这个曾经的豪宅次新盘网签这个月突然暴涨116%,网签13宗冲到第四名。看 来南沙湾的土豪也hold不住了,开始割肉离场了? 之后依次为时代南湾(12宗)、滨海御城(11宗)、翡翠蓝湾(11宗)。万科南方公元、时代长岛和碧 桂园天玺湾各网签10宗。 之前领跑几个月的榄核网红盘星海小镇则热度退却,直接掉出了前十的位置,反而是翡翠蓝湾还在榜单 内。 你家在楼盘上榜了吗? 而且和部分开发商虚拟销售不一样,从网签数据看,林屿境是真的好卖。阳光家缘数据显示1、2、3号 楼加起来已经网签了278套,刚加推的4栋也已经网签了42套。一共网签的320套,已经占了总货量的4成 多。 所以也怪不得南沙最近推出的地块产品,全部都去做高端改善型产品 ...
