配售型保障房禁止变更为商品房!深圳最新出台

记者从市住房和建设局获悉,1月23日,《深圳市配售型保障性住房管理办法》正式发布。 《办法》明确,配售型保障性住房实施严格封闭管理,禁止以任何方式变更为商品住房。 购房人需退出配售型保障性住房的,签订买卖合同满3年后可以向市住房保障实施机构或者区住房主管 部门申请在信息平台进行封闭流转,面向符合条件的对象转让,转让价格由转让方和受让方协商确定, 市住房主管部门可以通过参考价格上限等方式规范转让行为。发生回购的,回购价格=原购买价格×(1- 年折旧系数×建筑物已使用年限)。年折旧系数取1%。 根据《办法》,配售型保障性住房项目的配售价格按照覆盖项目划拨土地成本、建安成本、适度合理利 润以及相关税费等原则,适当考虑住房供需关系、工薪群体支付能力等因素综合确定。具体项目的配售 价格在项目配售通告中载明。 申请配售型保障房需要哪些条件?市住房和建设局的相关负责人介绍,申请购买配售型保障性住房需要 满足深户、在本市无自有住房且在申请受理日之前3年内未在本市转让过或者因离婚分割过自有住房、 申请人在本市缴纳社保满5年(具备市人民政府规定的人才引进迁户核准条件的,在本市缴纳社保满3 年)等条件。 市住房保障实施机构或者区住 ...
