深圳配售型保障房新政:设回购机制,满3年可按折旧价返售

1月23日,深圳发布《深圳市配售型保障性住房管理办法》(以下简称《办法》)。《办法》将于2026 年3月1日起施行。 申请购买配售型保障性住房需要满足深户、在本市无自有住房且在申请受理日之前3年内未在本市转让 过或者因离婚分割过自有住房、申请人在本市缴纳社保满5年(具备市人民政府规定的人才引进迁户核 准条件的,在本市缴纳社保满3年)等条件。市住房保障实施机构或者区住房主管部门可以结合配售型 保障性住房项目的具体情况,调整部分申请条件,具体项目的申请条件经市住房主管部门同意后在项目 配售通告中载明。 配售型保障性住房实施严格封闭管理,禁止以任何方式变更为商品住房。购房人需退出配售型保障性住 房的,签订买卖合同满3年后可以向市住房保障实施机构或者区住房主管部门申请在信息平台进行封闭 流转,面向符合条件的对象转让,转让价格由转让方和受让方协商确定,市住房主管部门可以通过参考 价格上限等方式规范转让行为。发生回购的,回购价格=原购买价格×(1-年折旧系数×建筑物已使用年 限)。年折旧系数取1%。 采写:南都N视频记者陈荣梅 《办法》共5章37条,明确了配售型保障性住房的申请条件、配售方式及流程、封闭管理、使用监管等 ...
