朱潇介绍,推行二手房公积金贷款"带押过户"中,"带押过户"是指带抵押的房产可以直接办理过户的政策。自2023年起,我省全面推行二手房"带押过 户"服务模式,累计办理不动产"带押过户"业务23985件,涉及抵押金额377.65亿元。针对住房"以旧换新",山东将持续推进二手房公积金贷款"带押过 户",群众在未还清原公积金贷款、不解除抵押的情况下,可以直接办理过户、申请新贷款,节省群众的资金压力和时间成本。"给大家举个例子,比如王 女士想要'以旧换新',但是旧房子有60万元的公积金贷款,如果在传统模式下交易旧房子,需要先筹集60万"过桥资金"把旧房子的贷款还清、解除抵押后 才能办理过户,资金压力大、办理周期长。但通过公积金'带押过户',王女士不用提前筹集这60万元的资金,在办理过户时买家可申请新公积金贷款,公 积金中心用买家的新贷款偿还王女士的旧贷款,余额用于支付购房款,免去了卖家'提前筹集资金偿还贷款'的繁琐程序,办理周期大幅缩减。" 此外,山东正全面推进不动产登记与缴税、公证、抵押、查封、水电气热等联动办理,实现线下办事"只进一门"、线上办事"一网通办",93%的登记业务 1个工作日内办结。 山东在不动产领域推 ...
