广东一地出台“限佣令” 鼓励房企让利购房者
台山市为广东省辖县级市,由江门市代管,被誉为"全国第一侨乡",其新房成交量持续领跑江门全市。 根据江门市住房和城乡建设局初步统计数据,10月1—8日全市主要房地产项目认购住宅约1220套,其中 台山市认购住宅346套,位列江门市全市第一。 此次《通知》的出台引起市场广泛关注,业内形容其为"限佣令",该文件主要围绕严控佣金比例、聚焦 产品质量、强化行业自律三个方面提出具体要求。其中强调,各房地产开发企业在与分销渠道(含中介 机构、平台公司)合作时,必须将佣金比例严格控制在房屋交易总价的3%—5%,杜绝任何形式的变相 提高佣金行为,包括但不限于现金返点、额外奖励、渠道补贴、私下回馈等。全行业要将竞争焦点 从"佣金战"转向提升房屋品质与服务水平,向市场提供更多"好房子"。鼓励房企将节省下来的佣金成本 直接让利给购房人,促进市场成交。 值得注意的是,《通知》指出,早在今年4月,台山市住建局组织了全市房地产开发企业座谈会,会上 各房企就规范房地产经纪服务的有关措施达成了一致意见。不过,措施执行至今,仍有个别房企在执行 过程中打折扣、搞变通,损害其他会员单位的利益。 《通知》指出,行业上下应深刻认识到畸高的佣金最终将损害 ...
