二手房市场推行"单边代理"模式曾经是市场热议的焦点。 近日,记者从上海链家获悉,为进一步优化服务体验,上海链家将试点全新服务模式——房客分离,即每 位房产经纪人将专注服务于购房客户或售房业主单一角色,以保障交易环节中每一方都能获得专属服务, 该模式拟自7月1日起在上海试行。 据介绍,与以往的中介服务模式不同,在"房客分离"服务模式中,上海链家的房产经纪人必须在做房源端 或者做客源端中选择其一。上海链家默认M序列(店经理)自动划为房源端,对房源做维护、管理、跟 踪;A序列(经纪人)自动划为客源端,对购房客户提供咨询带看服务。如有A级经纪人希望做房源端, 可在达到单量标准后参加竞聘;同样如有M级经纪人想做客源端,也可以发起申请。房源端经纪人不可获 客,只能做房源维护,成交占比从45%提升至53%,提升的目的是通过绩效牵引经纪人重视对房源端、 业主的维护。 上海链家相关负责人表示,随着成交周期的拉长,客户获取信息的渠道也纷繁复杂,找到合适的房源、快 速卖出房子已越来越难。客户、业主双方都更加需要"懂自己"的房产经纪人。上海链家试点"房客分离"旨 在尝试打破传统服务模式的局限性,确保客户和业主的核心诉求得到充分重视与 ...
