上海临港:控股子公司一宗宅地将被收储 预计回笼资金约26.25亿元

安居客上海监测显示,此次系上海首例公开披露的住宅地块收储案例。该地块于2023年7月出让, 彼时临港集团与荣盛集团组成的联合体以38.74亿元竞得B05-01商办地块及C07-01宅地,此次收储不涉 及B05-01地块。 上海临港在公告中指出,根据中央城市工作和经济工作会议精神,以推动城市高质量发展为主题, 强化"控增量、去库存、优供给"内涵式发展,为优化公司现有土地资源配置和资产结构,盘活公司资 产,提升资产周转效率,进一步减轻市场去化压力,提升公司盈利能力,加快公司由重资产开发向轻资 产运营转型,公司实施本次收储工作。收储完成后,预计将回笼资金约26.25亿元。 上海临港表示,经初步测算,地块不再开发,同时将原来计提的递延所得税资产冲回,短期内预计 减少公司2025年度归母净利润约9300万元,但从中长期来看,有效避免了大额资金沉淀和可能的更大亏 损。本次收储符合公司的长远发展目标,不存在损害公司及全体股东特别是中小股东利益的情形,也不 存在违反相关法律法规的情形。 12月27日,上海临港控股股份有限公司(上海临港,600848.SH)发布公告,旗下控股子公司位于 上海临港新片区的一宗住宅用地将被上海市土 ...

其出让模式能够优化土地资源配置,避免闲置浪费,契合集约用地导向。 广州将迎来土拍密集出让期。 中指研究院广州分院研究主管陈雪强表示,该地块区位优势明显,位处成熟的海珠西板块,因此竞拍前 就吸引了中海、保利、越秀、华润、绿城等多家房企关注。 从周边竞品看,板块内新房多以"蚊型盘""超高层" 为主,在售主力楼盘如保利燕语堂悦、绿城馥香园 等规模不超过5-8栋楼。还有如中建天珏、越秀桂悦东晓、中旅天宸府府等项目大多在2-4栋楼。且周边 手房多以20年左右楼龄的小区为主,密度高、户型老,有较强烈的改善需求。 业内人士表示,此次所拍地块是海珠西较为罕见的低密大盘,这种供需错配的背景下,也正是南泰路地 块吸引房企争抢的核心原因。 据不完全统计,截至目前,今年广州已经出让51宗宅地,共揽金约358亿元,不到去年772亿元的一半。 因此,接下来,广州将上架20宗宅地,总价超254亿元。综合来看,这些地块既有主城区核心板块优质 宅地,也有郊区醇熟宅地。其中南沙区有5宗宅地,数量最多,均有此前"商改住"调规而来。20宗宅地 有12宗占地不足5万平, 白云、天河、荔湾、海珠等市中心核心地块体量均较小。 业内分析认为,在当前市场格局 ...
