作为昆明前两个第四代住宅项目,邦泰·观云朗月和义承·丹霞翠屿几乎前后脚在市场上正式亮相,市场推广和营销工作也基本同步展 开,颇有点擂台赛的意思。事实上两个项目也将彼此视为竞品,均将第四代住宅作为最大卖点,争先为昆明第四代住宅代言。 邦泰观云朗月的售楼部和样板间均已开放 本来,义承·丹霞翠屿和邦泰·观云朗月并不在一个片区,相距其实还有点远,丹霞翠屿在一环内,城市核心区,观云朗月则在二环外 滇池路片区,按理说不是直接竞争对手,但由于上市时间接近,又都属于第四代住宅,定位也都比较高,市场和潜在买家难免会互相 对比。 从已经流出的价格看,两个项目也差不多在同一价格段,观云朗月放风的价格是2.3万到2.5万之间,而义承丹霞翠屿目前给出的价格 是2.2万起。有人可能很奇怪,为什么观云朗月的放风价比一环内的丹霞翠屿还要高?这是因为观云朗月是精装交付,而且装标还比较 高,中央空调都是标配,而丹霞翠屿是毛坯房,扣除这个因素外,丹霞翠屿仍旧更贵一些。另外,观云朗月尚未取得预售证,目前传 出的价格也只是对外放风,实际开盘也可能还会有变化。 义承·丹霞翠屿效果图 周末,邦泰·观云朗月开放了售楼部和样板区,这是昆明首个实景展现的第四代 ...
