北京2026年首场土拍揽金85.62亿元

本报记者 陈潇 2月3日,北京完成今年首场土地出让,石景山、通州、顺义三宗住宅用地均以底价成交,合计成交金额 57.62亿元。此外,还有一宗商业用地以28亿元成交。以此计算,北京2026年首场土拍合计揽金85.62亿 元。 从成交情况看,三宗住宅用地在区位条件、产品定位及开发难度上各有差异,房企拿地态度更趋理性。 其中,石景山新首钢核心区地块被北京首钢房地产开发有限公司(以下简称"首钢地产")以13.9亿元摘 得。该宗地为二类居住用地,土地面积约1.66公顷,规划建筑面积3.66万平方米,容积率2.2,楼面价约 3.8万元/平方米。 中指研究院土地市场研究负责人张凯向《证券日报》记者表示:"该地块紧邻地铁11号线新首钢站,两 站即可换乘6号线和1号线,属于典型的临铁项目。规划条件明确提出,建筑需与首钢园区工业风貌相协 调,立面应公建化,并考虑与北侧工业遗存煤仓的空间关系。" 此外,海淀区蓝景丽家收储项目地块B4综合性商业金融服务业用地,被字节跳动旗下公司以28亿元竞 得。 值得关注的是,本次土拍全部以底价成交。业内普遍认为,这体现了土地市场回归理性运行。 "这延续了2025年以来北京土地市场'量减价稳'的整体 ...
