今天已经初五了,感觉昨天小区楼底下的商店才放假回家,今天就已经开业迎财神了。 前两天看到有人分享2025年买房抄底"赚了"几百万,其实这个赚多少钱都是相比于该小区最高点的房 价, 个人认为这个参考没有太大的意义。 因为小区最高点的房价不能代表这个小区的正常房价,所谓顶峰的价格都是靠大家的情绪炒出来的,水 分太大。 其实一个小区真实的价格还是要看当初开盘时的价格,然后根据正常的涨幅来算。 就拿我现在住的小区来看,同样的楼层和户型,开盘时总价10万,最高的时候能卖到100万左右。 可是现在同样的房源成交价只有40万左右。 第一个关键:价格预期稳定,而非"降幅收窄" 很多人把"房价降幅收窄"当成触底信号,这是最大的误区。 在我看来,价格预期稳定的核心,是"购房者敢买、业主不愿降价"的良性平衡,而非单纯的跌幅收窄。 当前,70城二手房价格仍有多数城市处于下跌状态,即便北京、上海,二手房均价环比仍有1%以上的 跌幅,业主议价空间虽有所收窄,但"以价换量"仍是主流。 现在你买这个小区的房子,你能说自己赚了60万吗?当然相较于最高峰的时候少花了60万是没毛病的。 据央行2025年四季度金融统计数据报告显示,个人住房贷款余额 ...
