溢价率同比翻番 上半年土拍市场回温

上海第五批土拍成交额超212亿元 6幅地块中有5幅溢价成交 智通财经6月20日电,2025年上海第五批次住宅用地公开出让6月20日圆满落幕。记者从上海市规划和自 然资源管理局获悉,本轮6幅地块(含组合)经6月19日至20日两天公开竞拍,已全部完成交易,起始总 价192.47亿元,成交总价212.57亿元,溢价20.1亿元。值得注意的是,本批次6幅地块中,5幅地块溢价 成交,其中1幅浦东曹路商住组合地块在第一轮竞价、竞高品质建设指标两个环节"双触顶"后,在第二 轮竞价(不封顶)环节成交,溢价率41.68%,最终由联发房产以21.004亿元拿下。这也成为2024年8月 上海实施"双高双竞"土拍新规以来溢价率最高的宅地,此前只有龙华(溢价率40%)、杨思(溢价率 40.37%)、北蔡(溢价率40%)三幅地块达到溢价率达40%以上。 (智通财经) ...
