北京双子座地块土拍,没有意外

只不过,三年多前,懋源的那场土拍是风风火火。 2022年6月7日,懋源地产单挑群雄,竞价到了15%上限,最终以19.55亿元 3万㎡现房,拿下6001、6003 (幼儿园)地块,成交楼面价约3.36万元/㎡,打造懋源璟橒。 三年后,地产大变天,暴雷房企遍地,民企集体"退赛"土拍市场。 但懋源却一如既往凶猛,它犹如一匹"黑马",成为京城敢独立拿地的民企独苗。 文/北京进深 林振兴 阔别三年多,懋源把"意中人"娶回了家。 8月26日,北京懋源鸿竺房地产以10.3亿元底价,摘得顺义区薛大人庄0025-6017地块,折合楼面价2.8万 元/㎡。它正是隔壁懋源璟橒的项目公司。 这场土拍结果,在所有人的预料之中。 毕竟卧榻之侧,岂容他人鼾睡,地块周边的幼儿园、街坊路等配建,都是懋源做的。 去年秋天,懋源还以43.2亿元的大手笔,摘得后沙峪镇地块,打造懋源云纪。 眼下,璟橒已收回了地价款,云纪成交价反超指导价。这也使得懋源更加坚定决心,要深耕顺义中央别 墅区。 当然,拿下相邻地块的做法,不仅是为了深耕区域,更是为了护盘。 如果邻居地块被其它对手拿到,那必然引起价格战,造成双输局面。而且说实话,其他开发商也不愿意 花精力去竞 ...
