根据国家统计局数据, 2024 年全国商品房销售面积为 9.74 亿平方米 ,同比 下降了 12.9% ,其中最主要的 住宅销售面积为 8.14 亿平方米 ,占整体房地产的 83.64% ,增速同比也下降了 14.1% 。 2025 年前两月,全国商 品房销售面积为 1.07 亿平方米 ,同比 下降了 5.1% ,其中最主要的 住宅销售面积为 0.92 亿平方米 ,占整体房 地产的 85.68% ,增速同比也下降了 3.4% 。 降幅有所收窄 。 从更长周期看,自 2000 年以来,我国商品房销售面积大致可分为 三个阶段 。 2000 年 -2010 年为高速增长阶 段 ,这期间商品房销售面积增速均在 10% 以上,且基本在 20% 左右,最高时达到 42.1% ( 2009 年, 2008 年为 负增长 19.7% ,由于前年基数小,因此 2009 年大幅增长)。 2011 年 -2021 年为中低速增长阶段 ,这期间除个别 年份外增速降低到 10% 以下,另有 2014 年和 2019 年两年销售面积为负增长 ;而 2013 年和 2016 年销售面积增 速分别为 17.3% 和 22.5% 。 2021 ...
