南方财经全媒体记者 曹媛 深圳报道 据深圳市住房公积金中心消息,5月8日,根据央行决定,深圳开始同步下调个人住房公积金贷款利率 0.25个百分点。 此次商业贷款利率未直接降低,从而拉开了公积金利率和商业贷款利率的差异,目前来看二者差距在40 个基点,加上各地提高公积金贷款额度,有助于提升公积金贷款的利用效率,更好发挥其降成本的效 应,支持刚需和改善。 据贝壳研究院分析,深圳贷款比例逐渐回升,首次置业、普通换房置业入市积极,对房贷的依赖程度较 高,令贷款比例出现回升。2024上半年,贷款方式购房的比例为77%;平均贷款成数为64%,达到2019 年以来半年度新高。 目前深圳新房市场积极修复。据统计,2025年1季度深圳一手住宅网签总量(预售+现售)11741套,同 比增长82.5%,月均成交接近4000套,相比2022-2024年上半年一直在2000-2500套,增幅幅度较大。 调整后,深圳个人住房公积金贷款利率为:五年(含)以下首套房利率为2.1%,二套房利率为 2.525%;五年及以上首套利率为2.60%,二套房利率为3.075%。 据第三方房产中介机构研究院测算,新利率情况下,若以首套二孩,纯公积金贷款2 ...
