近期,"保本微利"的配售型保障房再次成为市场焦点,多个城市相继传来配售型保障房的最新进展。5 月28日,深圳市住房和建设局网站发布了《深圳市配售型保障性住房管理办法(征求意见稿)》《深圳 市保障性住房规划建设管理办法(修订征求意见稿)》。 具体来看,《深圳市配售型保障性住房管理办法(征求意见稿)》共5章37条,明确了配售型保障性住 房的申请条件、配售方式及流程、封闭管理、使用监管等内容。《深圳市保障性住房规划建设管理办法 (修订征求意见稿)》共8章46条,涵盖规划计划、建设筹集、建设项目管理等内容。 据悉,配售型保障性住房是住房保障体系中的一种住房类型,是指按照有关政策规划建设,限定户型面 积、销售价格、使用和处分权利等,实施封闭管理,面向符合条件的住房困难工薪群体配售的住房。 业内人士指出,配售型保障性住房最大优势之一是价格,这对于深圳很多新市民来说具有极大的吸引 力。广东省住房政策研究中心首席研究员李宇嘉表示,配售型保障性住房如果要发扬其价格低的优势, 抑制其流转和折旧上的劣势,关键在于相关部门能不能在城市中心区加大该类产品的土地供应以及优质 配套设施的供应,也就是能不能把配售房打造为"好房子"。 (文章 ...
