号称对标汇悦台、售价高达每平方米十余万元的"顶级豪宅"海珠天珺,交楼时却被业主质疑"偷面积"。近日,多位业主向羊城晚报反映,由广州保穗置业有 限公司(以下简称"保穗置业")开发的楼盘中,设计图纸上标注的"入户玄关"的空间,实为连接入户门与消防通道的候梯厅,却被计入套内面积。其中缩水 最严重的户型达11.54平方米,比例高达11.08%,个别户型因此多付出上百万元房款。 2025年4月,广州市人民政府行政复议明确裁定,该区域不具备独立使用功能,应作为公摊面积分摊给住宅。6月30日,记者实地走访发现,这座动辄千万 的"豪宅",一些户型并不宽敞,厨房小到放不下冰箱,最小的卧室甚至容不下1.2米的床。 根据购房合同约定,若套内面积误差超过3%,业主可申请退房退款。业主掌握的一份内部文件显示,若按此条款执行,整个项目约有448套房源可选择退 房,公司恐面临高达70至80亿元的退费风险。 自2024年11月测绘结果更正以来,半年已过,开发商迟迟未给出实质回应,维权的业主陷入漫长的等待,有人因压力病倒住院,有人原本买来作婚房,最终 却房未成人先散。 以谢先生为例,他所购房屋合同约定套内面积为104.16平方米,但站在新房内 ...
